House Reblocking & Restumping
Restumping is the job of moving a timber-floored home's weight off worn-out stumps, standing new ones on concrete pads and returning the floor to level. Reblocking is the same work under another name. Across Coburg, Preston, Reservoir and the streets around them, thousands of weatherboards are still standing on the timber they were built on.
Underpinning
Underpinning deepens or widens the footings under a masonry wall so it bears on firmer ground. Restumping does not suit brick houses on strip footings; when those footings drop, underpinning is how the wall gets its support back. In the north it is most often needed on post-war brick veneers sitting on reactive clay.
House Re-levelling & Re-packing
A sloping floor does not automatically mean new stumps. When the stumps are in decent shape and it is the floor that has sagged, the house can often be jacked up and re-packed to level. It is quicker and cheaper than replacing stumps, and in the right house it gives the same result inside.
Concrete & Steel Stumps
When stumps are replaced, the new ones are almost always reinforced concrete or galvanised steel. Both outlast timber by a wide margin and both are accepted by building surveyors. Which one is better depends on your house, the height of the crawl space and how much the ground moves on your block.
Subfloor & Stump Inspections
A subfloor inspection means getting under the house with a torch, a probe and a level and looking at what is actually holding the floor up. For owners it answers whether restumping is needed and how urgently. For buyers looking at an older weatherboard in the north, it can shape the price you offer.
